The things people ask before they book

If your question is not here, ask it. We would rather answer it once than have you guess, and if the honest answer is that the house is not right for your trip we will say so.

The house

How many people does the house sleep?

Up to 12 guests, in 5 bedrooms with 6 beds between them. Children count toward the total.

How many bathrooms are there?

5 bathrooms, 3 of them en suite. There is also an outdoor shower in the garden.

Is the pool private, and is it saltwater?

Yes to both. The pool belongs to the house, not to the community, and it is saltwater rather than chlorinated, with an infinity edge over the treeline.

Is there air conditioning?

Yes, in every bedroom, in the kitchen and dining area, and in the game room. There are ceiling fans throughout, and the main living space is open-air by design.

Can we actually cook for a large group here?

Yes. The indoor kitchen has a full oven, stove, dishwasher and enough dishes and glassware for a full house, and there is a second kitchen outdoors with a gas grill and its own dining table.

Is there a washer and dryer?

Yes, a full-size washer and dryer in the laundry room, which makes a two-week stay a great deal easier to pack for.

Where do we park?

Covered parking for two vehicles, under cover, at the house.

Working from the house

Can I work from the house?

There is a dedicated office with two desks and a door that closes, and the house runs on fiber internet. If your work depends on a specific upload speed, ask us before you book and we will get you a current number rather than a guess.

Booking and staying

How does booking work here?

Send an inquiry with your dates and our Concierge Team confirms availability and the complete price, then takes it from there, usually within about two hours between 7 a.m. and 6 p.m. US Central Time. A person reads every message, so the answer you get is the real one.

Is there a minimum stay?

3 nights.

What time can we check in and out?

Check in after 3:00 pm, check out before 11:00 am. If your flight makes that awkward, ask: it is often workable.

Who will I actually be talking to?

Your concierge, who manages the house on the ground and stays your single point of contact from booking to checkout. Full-time caretakers live on the property and look after the gardens and housekeeping during the week.

Are there quiet hours?

10:00 PM to 7:00 AM. The house sits inside a residential community and sound carries a long way over a valley at night.

Can we hold an event or a party here?

Not without arranging it in advance. A family reunion or a group of twelve having dinner is exactly what the house is for. An event with extra guests coming in needs to be agreed first, because the community has its own rules about it.

Is smoking allowed?

No smoking or vaping anywhere on the property, indoors or out.

Can we bring a pet?

No. Casa Frondosa has a strict no-pets policy with no exceptions, so plan for pets to stay home.

Getting here

Do we really need a 4x4?

Yes, really. A 4x4 vehicle is required to reach the house. No exceptions. The coastal highway is paved, and the final stretch up through the community is a steep mountain road that a standard car cannot manage. Book a true 4x4 when you reserve your rental car, and if you are unsure whether a specific model counts, ask us before you book it.

How do we get through the Portasol gate?

Gate and arrival instructions are sent to you privately once your booking is confirmed. They are never published. That is a security feature of staying in a private gated community, not an oversight on this page.

Which airport should we fly into?

International flights land at San José, and driving down from there is the simplest option for a group with luggage. There is also a small airport at Quepos, 23 km from the house, with domestic flights from the capital.

Where do we buy groceries?

Quepos, 28 km north, has the full-size supermarkets and is the sensible stop on the way in from the airport. Matapalo, 6 km away, covers basics and has a few places to eat.

How far is Manuel Antonio National Park?

33 km by road, north along the coast. Buy timed tickets online before you travel: the park caps daily numbers and popular mornings sell out.

What is south of the house?

Dominical is 21 km south and Uvita, with the whale-tail sandbar at Marino Ballena, is 39 km. Both are an easy day out and both are quieter than Manuel Antonio.

The setting

Which beach is nearest?

Playa Linda, a long open stretch of dark sand that stays empty most days. The house keeps body boards and beach chairs for guests to take down.

Can we swim at the waterfall?

Yes. La Cazuela, a waterfall on the Portalon River with two natural swimming holes below it, is inside the gated community and open to guests staying at the house. It belongs to the community rather than to the house, and it is one of the best reasons to stay inside Portasol.

What wildlife will we actually see?

Toucans and howler monkeys turn up most days, along with a long list of birds. The forest starts at the edge of the terrace, so treat it as wild: look, do not feed, and take care on the paths after rain.

Is the house suitable for young children?

Some of the handrail spacing on the balconies and walkways is wide. Children need an adult with them on the upper decks. Beyond that it is a large house with a lot of glass and a pool, so it works best for families who are comfortable keeping an eye on things.

Will the jungle wake us up?

Probably, at least on the first morning. Howler monkeys start before dawn and they are much louder than their size suggests. There are eye masks in the welcome kit for anyone who would rather sleep through it.

What is the weather like?

This is the Central Pacific, so it is warm all year. The drier months run roughly from December to April. The green season, from May to November, brings heavy afternoon rain and mornings that are usually clear, along with the greenest forest of the year and fewer people everywhere.

What should we bring?

Insect repellent, reef-safe sunscreen, shoes you can walk a wet trail in, and a light rain layer if you are coming in the green season. Beach gear is already at the house.
